- Long-term leases with EDEKA, ALDI and FITSEVENELEVEN
- Base building thus fully let even before the start of the extensive renovation and modernization
- The leasing successes underline the quality of the location and the new building concept
Heidelberg/Stuttgart, December 11, 2024 – FOM Real Estate Group (“FOM Group”), which has been successfully operating as a project developer and asset manager for over 26 years and, since 2020, as a capital management company through FOM Invest GmbH, has succeeded in attracting three anchor tenants for its flagship project “VEGA” in Stuttgart West. The retail chains EDEKA and ALDI and the fitness chain FITSEVENELEVEN each signed long-term leases for a total of around 7,500 square meters. This means that 60 percent of the property's total leasable space has already been let.
The former bank building at the junction of Rotebühlstraße and Schwabstraße will combine working, shopping and leisure in the future, on a total area of around 12,000 square meters. The food retailer EDEKA has been a tenant in the basement of the building for several decades and is now doubling its space to around 3,300 square meters. ALDI is adding to its range with a total area of around 1,700 square meters. FITSEVENELEVEN, currently one of the largest fitness chains in the Rhine-Main area with 30 locations, has signed a lease for around 2,500 square meters. In addition to the now fully let, four-storey base building, the building complex includes a seven-storey office tower with a large roof terrace and a view over the whole of Stuttgart.

FOM Invest GmbH acquired the building at Rotebühlstraße 125 together with the building at Schwabstraße 18 in 2021 from Südwestbank for the special fund FOM Value Development REF (DE) II. At the time of the acquisition, Südwestbank itself was a tenant in the building on Rotebühlstraße, and moved out in February 2024. The plan is to extensively modernize and redesign the building. The building application was submitted at the beginning of 2023, and approval is expected shortly.
